conjunction with Palmera Blue & All The Seasons
1.
An inspection trip is
organised each week by PALMERA BLUE. Once interested in a specific property,
the clients and the agent (depending on the agreement) will flight directly
via Alicante or Murcia Airport. Once arrived on the Spanish ground, a PAMERA
BLUE’ English-speaking representative will be pleased to welcome you and
will take both of you to the Milenio hotel in Elche, approximately 5 minutes
away, where you will stay for two or three nights.

The cost of the flight
ticket for a maximum of two persons up to 200 Pounds + 3 nights hotel
(breakfast included) (up to 200 Pounds) will be reimbursed to the clients in
the case they purchase the property during their stay, or at a later date
should there not be a suitable property for them at a time.
3.
Having found the property
and agreed the price with PALMERA BLUE, the clients will be asked to sign a
sales contract and pay a holding non-returnable deposit of approx. 3,000€ ,
which may vary depending on the builder, to reserve the property in their
name. The mode of payment may vary and may be flexible depending on the type
of the property.
4.
During the inspection
trip, the clients will be introduced to the PALMERA BLUE´s English-speaking
solicitor (any of your client can contact our lawyer before landing) who
will help the clients understand the contract, the Spanish legal system, and
also can be asked to carry out searches to assure that there is a clear
title to the property, that it is registered and that there are no financial
or other claims against the freehold.
5.
A guarantee from a Spanish
bank can be proposed to them, which would certify that properties are
completed following the payments stipulated in the contract. If not, their
initial payment would be returned to them. This service is at their charge
for approx. 0.5% of the initial payment and then 0.25% of this amount every
quarter.
6.
The clients will obtain a
photocopy of the deeds while the original will be given to the local land
registry for inscription, which will later be returned to them via the
notary’s office.
7.
Having paid for their
property, some additional costs have to be taken into account. These
represent around 10% of the purchasing price for properties over 30,000
Pounds and 12% in the case the value of the property is less than 30,000
Pounds. The indirect costs associated with buying a new house includes IVA
(at 7% of the declared value of the property is paid to the builder prior to
signing the deeds), stamps duty and a deposit for the land registry (each of
them of 0.5% of the declared value of the property), plusvalias, which is a
local rate for about 150 Euros, notary fees of about 300 Euros.
8.
Letting your property
is possible all year round although the potential is greater during the high
season (June-Sept, for seaside properties and November-June for Golf
properties)
